What is the online demand (invoice) payment service?

The online demand payment service allows you to make instant payments in three easy steps through the Tata Housing Development Co. Ltd. website (www.tatahousing.in) and Tata Value Homes Ltd. web site (www.tatavaluehomes.com) using netbanking, debit card or credit card through the Billdesk payment gateway.


Step 1
You will need to provide your Customer Number, Project, Flat Number, Invoice Number, PAN Number, Name, Address, Mobile Number, Email Id.


You will need to provide one of the following if you are NRI or residing out of India.

  1. Passport Number
  2. Person of Indian Origin (PIO) Number
  3. Overseas Citizen of India (OCI) Number


Step 2
Read the Terms and Conditions for online payments and agree to the Terms and Conditions.


Step 3
Pay directly through your online InterNet banking account, Debit card or Credit card.

How do I access this service?

This service is available to all customers of Tata Housing Development Co. Ltd. and Tata Value Homes Ltd. who have bought flats, villas, row houses or shops for payment of their instalments.
You need to have an online InterNet banking account, a valid debit card or credit card to make payment. You will also have to enable your bank account for online transactions, if you have not done so.

How do I access this service?
  1. After you have chosen to pay, you need to follow the steps below:
  2. Provide your details such as Customer Number, Project, Flat Number, Invoice Number, PAN Number, Name, Address, Mobile Number, Email Id. You need to specify Passport Number, PIO Number or OCI Number if you are NRI, PIO or OCI. Then click on 'Initiate Payment'.
  3. "Terms and Conditions" for online payment will be displayed. Kindly read the terms and conditions carefully. If you agree to the terms and conditions, click "I Agree".
  4. Select your payment mode - Internet Banking (Net Banking account), Debit Card or Credit Card, and click on the 'Make Payment' button to initiate payment.
  5. Based on the option selected you you will be taken to your Net Banking site where you have to input your user id/ password. If you have selected credit card or debit card, you will be required to enter your credit/debit card details.
  6. You will receive a success or failure message on the next page with a Transaction Reference Number that is an acknowledgement for your payment request.
  7. You will also receive an email and sms with the Transaction Reference Number and other payment details.
  8. Your payment will be credited into your Tata Housing Development Co. Ltd. or Tata Value Homes Ltd. account within 3 working days.
What payment options can I use for this service?

You can currently pay through your InterNet Banking accounts or any valid Visa, Master, AMEX Debit Cards or Credit Cards provided by the payment gateway.

Do I have to pay the entire demand/invoice amount or can I make part payment?

You can make the entire payment in a single online transaction or make part payments for paying a single invoice.

Can I make part payment by InterNet Banking and part payment by Credit Card or Debit Card of different banks?

Yes, you can make part payment by different options of different banks.
E.g. For demand (invoice) payment of Rs. 10 Lacs, you can pay 3 Lacs by InterNet Banking, 2 Lacs by Debit Card and 3 Lacs by Credit Card of different banks.

What is the minimum and maximum payment that I can make ?

The minimum amount payable is Rs. 1000/- and maximum amount payable is the Third Party Funds Transfer (TPT) limit provided by your bank or credit card company.

What is the Third Party Funds Transfer(TPT) limit ?

Usually banks provide Third Party Funds Transfer (TPT) limit between Rs. 50000/- to Rs. 10 Lacs. Please check your Third Party Funds Transfer (TPT) limit with your bank before you initiate the online payment.
E.g. If your Third Party Funds Transfer(TPT) limit provided by your bank is Rs. 2 Lacs, you can make online payments of Rs 2 Lacs per day.

Can I increase the Third Party Funds Transfer(TPT) limit ?

Most of the banks provide an option for increasing the Third Party Funds Transfer (TPT) limit. Kindly contact your bank for changing your Third Party Funds Transfer (TPT) limit.

What should I do if I want to pay an amount more than the Third Party Funds Transfer (TPT) limit ?
  1. You can either make more than one part payments for a single invoice in the next few days.
  2. You can make multiple part payments for a single invoice using more than one InterNet Banking accounts or Credit Cards.
  3. You can request your bank to increase Third Party Funds Transfer(TPT) limit and then make online payment.
  4. If your invoice amount is more than the maximum Third Party Funds Transfer(TPT) limit provided by your bank, you will have to make more than one part payments for a single invoice.
Do I get a confirmation of the payment that I have made?

For each online payment you will receive success or failure message along with Transaction Reference ID that is an acknowledgement for your payment request. You will also receive an email and sms with the payment details.

Are my online transactions safe?

Do I have to pay payment processing fees or any service fee?

The Internet Banking(Net Banking) service is absolutely free for Tata Housing Development Co. Ltd. and Tata Value Homes Ltd. Customers. Payment processing fees for Debit Cards, Credit Cards or any other options will be chargeable to the customers.

What are the transaction processing charges(fees) if I pay using Debit Card or Credit Cards ?

The following payment processing charges will be applicable for card payments and will be deducted by payment gateway:

  1. India Debit Card transactions : 1.25% of the transaction amount.
  2. India Credit Card transactions : 2% of the transaction amount.
  3. International Card transactions : 3.25% of the transaction amount.

e.g. If you are paying Rs. 1000/- using India debit card, transaction processing charges payable to payment gateway will be Rs. 12.5 and your debit card account will be debitted Rs. 1012.5.

If you are paying Rs. 1000/- using India credit card, transaction processing charges payable to payment gateway will be Rs. 20 and your debit card account will be debitted Rs. 1020/-.

If you are paying Rs. 1000/- using international card, transaction processing charges payable to payment gateway will be Rs. 32.5 and your debit card account will be debitted Rs. 1032.5.

When does online payment fail ?
  1. Your online payment may fail if you enter incorrect userid / password for InterNet banking.
  2. Your online payment may fail if you enter incorrect details of your debit card or credit card.
  3. Your online payment may fail if you cancel the payment, press back button or refresh button on the brower.
  4. Your online payment may fail if you enter incorrect one time password provided by credit card or debit card company.
  5. Your online payment may fail if your InterNet Banking account, Credit Card or Debit Card is blocked for online payments.
  6. Your online payment may fail if your Banking account is not enabled for InterNet Banking transactions.
  7. Your online payment may fail if you are paying an amount more than the daily Third Party Funds Transfer (TPT) provided by your bank.
Whom should I contact in case the online payment fails ?

In case of payment failure, please contact your bank or credit card company with the Transaction Reference ID and any other details provided on the failure screen, failure email or sms sent to you.

If the online payment fails, can I try again on the same time ?

Yes, you can make another payment on the same time. You can also try using alternate InterNet Banking account, credit card or debit card of other bank as well.

What should I do if online transaction fails if your amount exceeds daily Third Party Funds Transfer (TPT) limit ?

If you have a lower Third Party Funds Transfer (TPT) limit, you may also make multiple part payment for a single invoice.

e.g. If your daily Third Party Funds Transfer (TPT) limit is Rs. 5 Lacs and you are paying an invoice of Rs. 10 Lacs, you may make two part payments of Rs. 5 Lacs for the same invoice within 2 days.

Usually banks provide Third Party Funds Transfer (TPT) limit between Rs. 50000/- to Rs. 10 Lacs. Most of the banks provide an option for increasing the Third Party Funds Transfer (TPT) limit. Kindly contact your bank for changing your Third Party Funds Transfer (TPT) limit.

What safety precautions should I take while making online transactions ?

Please do not share confidential details including your bank account number, credit card number, debit card number, CVV number, userid and password of your Internet Banking Account, Debit Card or Credit Card with anybody. After successful or failed transaction please note down the Transaction ID displayed on the screen. Please quote the Transaction ID in all your future communications.

Always check your Bank and Credit Card statements to make sure that the correct amount has been debited from your account for the online transaction made by you. If you notice that incorrect amount is deducted from your account, please contact your bank or credit card company immediately. It is recommended that you enable SMS service for your bank accounts, debit cards and credit cards so that you receive alerts whenever a transaction happens. Always make your online payments before the Invoice due date to avoid late payments/interest.

When will I get Receipt for successful online payment made by me ?

Usually Tata Housing Development Co. Ltd. Or Tata Value Homes Ltd. may receive payment from payment gateway within 3 working days after which the amount would be credited to your Tata Housing Development Co. Ltd. Or Tata Value Homes Ltd. account. The receipt for your successful online payment would be emailed to you after entry in the backend systems which may take 3 business days. In case there is delay in receiving payment from the payment gateway, there may be delay in sending receipts to the customer and Tata Housing Development Co. Ltd. Or Tata Value Homes Ltd. will not be responsible for delay in sending receipts to the customers.
